The Situation

A Lakewood Ranch roofing contractor contacted us for a tile tear-off on a 3,200 sq ft custom home. The original bid had included a 20-yard container. When we asked about the roofing material, the contractor confirmed Florida concrete tile — the most common premium roofing material in Lakewood Ranch’s custom home market, weighing approximately 750–900 lbs per square.

The Challenge

At that weight, 32 squares of concrete tile generates approximately 12–14 tons of debris — well beyond the weight capacity of a 20-yard container (3–4 ton allowance) or even a 30-yard (4–5 ton allowance). The solution: a 30-yard container for the first load, positioned near the front edge of the driveway with the door facing the roofline. We advised the contractor to load heavy tile into the container before it was half-full visually, then call for a swap-out rather than topping it off with lighter debris. The HOA required a screen placement — the container was positioned within the property boundary, not at the curb.

The Outcome

First container filled and swapped within 2 days. Second container handled the remaining tile and supplementary roofing material. The Situation
